Our house ‘rules’ & practical info

I know this is the boring bit and even writing it I feel sorry for you having to read it, and I don’t want these ‘rules’ to detract from you enjoying your stay, but I suppose they help everyone enjoy and be safe when at Podere Le Corticelle. So, I suggest you pour yourself a glass of wine, sit on the terrace or balcony and read it through, and get it over and done with.

Early check in / Late check out: We are a small, family run business and changeover days are normally quite time constrained, and we found that offering early check in, late check out puts too much pressure on the small team and causes stress with guests arriving hours too early. You can no doubt see, we really try to make it 100% for your arrival, therefor early check in is not available and late check out is only agreeable in advance by message through Airbnb. What we do is if your apartment is ready early, we message you and let you know you can come early.

Registration: I am legally obliged to register all guests with the tourist board and local police within 24 hours of their arrival. Some guests find this uncomfortable, but it is the law here in Italy and a condition of your booking. For this purpose, please forward a copy of all guest IDs prior to, or on the day of arrival

Welcome Basket: I leave guests some basics to get you started and a few nice extras to welcome you to my home. Please remember that Podere Le Corticelle is self-catering and we do not restock these items. Although toilet and kitchen paper, washing up soap, and dishwasher tablets are available free of charge.

WIFI Codes: Due to the size of the house, there are three routers and passwords.

Bikes: I have two bikes for guest use. Whilst I encourage guests to make use of the bikes, I ask that they consider other guests and allow others to have use of them. The bikes are offered free of charge, without insurance. I accept no responsibility, nor liability for your safe use. Please note that should you damage the bikes or have a puncture it is your responsibility to arrange for all repairs. Lastly, I do not offer a pick-up or relay service.

Fires: Some apartments have a wood-burning stove. Guests can request to make use of these during the season that fires are permitted in Tuscany, October-March. Once I have given instructions and guidelines, you are free to make reasonable use of the available wood. It is the guest’s full responsibility to clean the fire and dispose of ash and leave it as they found it. Should guests not do so, an additional cleaning charge of 50 euros will be chargeable.

Electricity and water: Podere Le Corticelle is a rural farm with its own water supply from wells, Whilst these have been certified as drinking water, the water is heavy in calcium and therefore I would recommend bottled water. In the middle of the summer, it is important that we endeavour to be mindful to conserve water. Italian electricity is very different from elsewhere in the world in that only 5kw is supplied to each property, If you hear a beeping noise from the fusebox, please don’t be alarmed, it just means that there is a fluctuation in the electricity supply and it will normally rectify in a few minutes. Should it continue please let me know. I have noted over the past few years that for guests from Northern Europe, the UK, and the USA, where electricity is on a supply and demand basis, it can be difficult to remember to turn lights off. I just ask that you try to be mindful of this and switch lights and appliances off when not in use, or when you leave the property.

Washing machine use: We are happy to provide a washing machine for your convenience during your stay. Please note that it’s intended for occasional, small washes rather than frequent full loads. We kindly ask you to use it thoughtfully so we can continue offering it for all our guests to enjoy.

General respect for the property: You can see the effort and attention to detail we have put into making your home from home the best it can be and politely ask that you respect our home. Use coasters where provided for drinks, and heat stands and pads for tables. Please don’t swat insects on the walls, nor drag cases against the walls, unless you are ok with spending holiday time repainting.

Breakages and damage: Can happen and it’s just respectful to let us know about this when it happens, or before departure, so we can rectify it before the next guests arrive.

Rubbish / Recycling: Please bear in mind that Podere Le Corticelle is a farm and as such has lots of insects, rodents, and animals that would like to have a shuffle around your rubbish, but we definitely don’t want that indoors or outdoors.

There is no rubbish collection in rural Italy and all rubbish should be disposed of appropriately by guests. There is a communal bin located at the end of the drive, turn right and 500 yards on the right is a general waste bin. For those guests that are a bit more diligent about recycling, they will find recycling bins on route into Anghiari, on the right-hand side as you enter the town, next to the vets and small deli.

N.B. It is the guest’s responsibility not to allow rubbish to accumulate inside or outside the property and to dispose of rubbish at the end of their stay. Unwelcome visitors: I recommend that you try to keep your doors closed and whilst the windows are open, make use of the flyscreens, as we do get unwanted visitors, flies, mosquitos, small field mice, small, (non poisonous) scorpions, and the very rare snake. My moto is, if you left the door or window open, it’s up to you to ‘encourage’, whatever came in out.

For emergencies or difficulties, you can WhatsApp me on 00447999746629. Please do not ring the bell or call between the hours of 21:00-09;00, unless it is urgent.

Smoking / Vaping: Smoking and vaping inside the apartments is not allowed and should this occur it will be classed as a breach of our T&Cs and the guests will be asked to leave, with no refund given. This may sound harsh but I have already experienced several occurrences of damage and one fire, so it is non-negotiable. Smoking is permitted on terraces and private balconies, but guests are asked to dispose of their cigarette ash, buts properly, and clean ash trays, as I don’t smoke.. Any dirty ashtrays left at tge end of the stay will incure a €25 cleaning fee per ashtray.

Swimming Pool: Unfortunately Italian law states that pools for guest use, without a lifeguard can be a maximum of 1.2 metres and that guests cannot use the pool in the hours of darkness. Please also do not take glass near the pool as this may cause an injury or rip the liner.

How to leave the apartment on departure: Please dispose of all rubbish and perishable foods. Please clean and clear all dishes. Please place all towels and bedding into the white laundry basket provided and leave the key on the outside of the apartment door. We do not charge cleaning fees as we don’t want ro increase costs for guests, however, should you be in a hurry to leave and not have time to do this an additional cleaning fee of €60 will be charged.
